United Facilities Management (UFM) launched its distinguished real estate management services in 2008. Since then, we have been committed to the systematic development of our services, keeping pace with the latest global regulations and technologies to ensure the highest standards of efficiency and performance quality. Our team consists of more than 45 real estate management specialists. Currently, we manage real estate assets valued at over one billion Kuwaiti Dinars.

Our diverse portfolio includes more than 350 properties, containing over 8,500 rental units across various categories (commercial, investment, industrial, residential, warehouses, and resorts), generating monthly rental revenues exceeding 5 million Kuwaiti Dinars. This management process involves tasks such as rent collection, tenant relations, market analysis, financial forecasting, risk assessment, and property maintenance. It also focuses on adopting a broader portfolio-wide approach to achieving diversified and long-term investment objectives.

UFM’s Real Estate Management Department provides a comprehensive range of services:

  • Property Management 
    UFM oversees property management, including executing, renewing, and reviewing contracts, as well as entering all property and unit data into the Property Management System (PMS).
  • Marketing 
    Analyze property location and strengths, develop a detailed marketing plan for units.
  • Leasing
    Conduct market studies, select suitable tenants, set rental values, and manage negotiations.
  • Customer Service
    Maintain tenant communication, handle inquiries and complaints, and operate a 24/7 call center.
  • Rent Collection
    Manage rent and related revenues through the Property Management System (PMS).
  • Reporting
    Prepare financial reports, collection data, monthly expenses, and occupancy updates via PMS.
  • Legal Follow-up
    Coordinate with Legal Affairs on delayed payments, pursue settlements, and escalate unresolved cases.
  • Property Management Fees
    Agree on a percentage of total rental revenues from lease contracts and related agreements.
